- Conventional Loans
- Credit scores of 620 and higher to qualify.
- Great loans for purchases, refinances and new construction loans.
- Down payment requirements are 1% to 19% with or without monthly mortgage insurance. 20% + requires no monthly mortgage insurance.
- 3 year, 5 year, and 7 year adjustable rate mortgages also available.
- Jumbo Loans
- FHA Loans
- Credit scores 580 and higher qualify.
- Great loan for the first time homebuyer( only 3.5% down payment required) or for refinancing homeowners with limited equity in their homes.
- Great loan for homes that need repairs and/or updating through the 203-k program ( 640 credit score required)
- USDA Rural
- Credit scores of 620 and higher.
- For purchase loans only (other restrictions apply).
- Great for first time homebuyers, requires no down payment.
- VA Loans
- Credit scores 580 and higher.
- Only veterans qualify.
- Great for purchases-no down payment required.
- Cash out refinancing up to 100% of equity.
- Reverse Mortgages
- For Borrowers 62 & over.
- Great for getting equity out of your home with no payment.
- You can either take a lump sum of money or set up monthly payments.
- Non Prime
- Great for Self employed borrowers, can calculate income from bank statements.
- credit scores as low as 500.
- less than 1 year for bankruptcy and foreclosure.
